About the firm

A brokerage that came up from the operations side of housing

North Realty Brokers is an independent Lakewood real estate firm founded by someone who managed buildings, renovated houses, and ran rental portfolios before he ever sold a home. The companies that grew out of that — a licensed general contractor, a property management company, a notary service — now sit alongside the brokerage. That's the whole idea: one firm that can tell you what a house costs to fix, what it takes to finance, and what it rents for, and stand behind the answer.

The companies

Four businesses, one accountable owner

Separate companies under common ownership. You're never required to use any of them, and when a referral is made we disclose the relationship in writing.

North Realty Brokers

Residential sales, buyer representation, and investor brokerage across Pierce and South King County. Washington Firm License #21146. Every transaction supervised by the designated broker and managed by a dedicated transaction coordinator.

Clawhammer Construction

Licensed and bonded Washington general contractor (CLAWHC*750MW). Pre-listing repairs, appraisal-condition fixes, and light rehab — with the option for sellers to pay at closing. It's also why our repair estimates are real numbers. clawhammerpnw.neocities.org

Modern Property Management

Leasing, tenant screening, maintenance coordination, and owner reporting for the rentals our investor clients buy. Managing in the same submarkets every day is where our rent comps come from.

Notary and loan signing

Washington notary commission held by the designated broker, with remote online notarization available. Out-of-state sellers and time-pressed buyers sign without flying in.

How a file runs here

Same process, whichever broker you work with

Big brokerages compete on headcount. We compete on how carefully each transaction is handled, and we've built the process so it doesn't depend on any one person having a good day.

  • Your broker is your point of contact from first conversation to keys. Same person throughout.
  • The designated broker reviews every file at listing, at mutual acceptance, and before closing. For newer brokers, documents are reviewed before clients ever see them.
  • A transaction coordinator manages every deadline, signature, and escrow and lender follow-up from mutual acceptance to closing.
  • Numbers before decisions. Sellers get a net sheet before listing. Buyers get a full monthly cost before offering. Investors get a cash flow model before we write anything.
  • Written disclosure any time an affiliated company is involved.
Service area

Pierce County and South King County

Roughly fifteen miles around the Lakewood office. Close enough to know the neighborhoods block by block, which is the only kind of local knowledge worth anything.

Tacoma

All neighborhoods, including the North End, Proctor, Hilltop, South Tacoma, and the East Side. Also where the city's own rental ordinance applies, which matters if you're buying to rent.

Lakewood, DuPont & Steilacoom

Home office, and adjacent to Joint Base Lewis-McChord. A large share of our buyers are military families using VA financing on a PCS timeline.

University Place & Fircrest

Family neighborhoods, established schools, and a market that behaves differently from Tacoma proper on both price and days on market.

Spanaway, Parkland, Puyallup & Federal Way

Where first-time buyers, manufactured-home owners, and small investors find things that pencil. Also where we do most of our duplex and fourplex work.

What you can expect

Four commitments, from every broker here

No pressure

If you're not ready, you'll hear it. That includes telling a seller to wait and telling a buyer the house they love is a bad idea.

Numbers first

Every recommendation comes with the analysis behind it — comparable sales, a net sheet, a payment breakdown, a repair estimate, a cash flow model. You should be able to check our work.

You always know where things stand

Transactions go quiet and it makes people anxious. We'd rather send an update that says “nothing new yet” than leave you wondering.

Senior attention on every file

Fewer clients at a time than the volume shops, and the designated broker personally accountable for every transaction, whichever broker you work with.
