North Realty Brokers is a small independent brokerage in Lakewood adding a few brokers a year, on purpose. If you want a low cap, no monthly surprises, a transaction coordinator on every file, and a designated broker who reads your contracts before your clients sign them, keep reading. If you want a big office and a recruiting pitch, we're not it.

Compensation

The whole plan, no meeting required

These are the actual terms in our Independent Contractor Agreement. Nothing is negotiated in a back room and nothing changes after you sign.

Split80 / 20 until you've paid the firm $8,000 in a year, then 100% for the rest of your anniversary year.
Transaction fee$499 per closed side, before and after the cap.
Transaction coordinator$400 per closed side, deducted at closing. Mandatory on every file — that's a feature, not a cost. The TC tracks deadlines, chases signatures, and assembles the compliance file so you don't.
Desk fee$99 a month, but it's not billed. It accrues and comes out of your next closing, up to a 12-month cap.
E&OFirm policy. You're responsible for the $2,500 deductible only on a claim arising from your own file.
Company leadsLeads the firm generates and hands you are 50 / 50, always. Your own business is 80/20 to cap.
Pay-at-close referral platformsAllowed with broker approval. The platform's fee comes off the top, then the split applies to what's left.
Affiliated referralsReferral compensation is available when you refer a client to Modern Property Management or Clawhammer Construction, paid through the firm and disclosed to the client in writing in every case. Details at your interview.
What there isn'tNo franchise fee, no tech fee, no marketing fee, no office rent, no required meetings, no floor time, no minimum production, no non-compete.

Supervision that's worth something

A broker who reads your contracts

The designated broker reviews every file at listing, mutual acceptance, and before closing. Brokers with under two years of experience get review before documents go to clients, as WAC 308-124C-125 requires — and we actually do it rather than just acknowledging it.

A transaction coordinator on every deal

Deadlines, signatures, escrow and lender follow-up, file assembly. You sell and negotiate; the TC keeps the file clean and the designated broker signs off.

A contractor's answers

Your buyer wants to know what the roof costs. Your seller wants to know whether the paint will fail an appraisal. Clawhammer Construction is in the same building. You get real numbers, not a guess.

A property manager's answers

Investor clients get rent comps and expense lines from Modern Property Management, which leases in the same submarkets every day. Refer a management agreement and you get paid for it.

Guides and tools you can hand out

The firm's written guides — VA appraisal, repair costs, manufactured homes, foreclosure timelines — are yours to use at listing appointments and in buyer consultations.

Room to build a niche

Manufactured homes, pre-foreclosure sellers, out-of-state owners, VA buyers, probate. The firm already works these; a broker who wants to own one gets the runway.
